This lot is in Rockwall's Chandler's Landing, a lakeside gated community 24 miles East of downtown Dallas, 1 mile from I30 and the area's main shopping/businesses. It's also located in the highly-sought South Rockwall where properties command a higher premium.

The lot is one of the most desireable lots in the Boardwalk development. The only better lot, which is next door, is reserved by the developer to build a 4500sqft house. 

What makes this lot great is it, like the developer's lot, has a clear view of the water w/out the obstruction of the marina's boat slip roofs, and has the highest building pad among the marina-front lots for a better view of the lake and less worries of flooding. 

This lot also has the highest roof height allowance among The Boardwalk's lots. While most other lots are restricted to 1 story houses (to not block the rear neighbors' views) this lot can have a full 2-story house, with a tall enough roof to have 3rd-floor spaces like shown in the proposed house.

On top of it, this is the only The Boardwalk lot that has a private gate to access the marina directly (while others have to walk around the marina's iron fence).
